Estate Agency Sales
The vast majority of house sales in the UK still take place through traditional estate agents. It’s a method that we feel secure with because we’re used to it. We see estate agents as professionals and we trust them to handle matters in our best interests. But on reflection, selling property in this way is a laborious and time-consuming process with countless opportunities for things to go wrong!
Just think of all the steps in the sales process:
- You obtain valuations and details of commission charges from, say, three different agents.
- You decide on an agent and instruct them to act for you.
- They come round to measure your house and take photos, then write a description.
- Advertising appears in the newspaper and online.
- You wait for viewings to be arranged.
- After a while – however long – a potential buyer makes you an offer.
- Solicitors are instructed.
- Searches are carried out and a mortgage applied for.
- It takes weeks or even months for all the paperwork to go through.
And that’s when it all goes smoothly! Any number of things can throw a spanner into the works.
- Your buyer could back out.
- Gazumping could occur.
- The chain could break down.
- The buyer might not find a purchaser for his current property.
- The agent may have overestimated the value of your property.
